There are a lot of pros and cons, it works for some and it doesn't for others.  If I am looking for information and a registration is demanded, I click away.  There is no scarcity of information on the web on any subject.  A

Unlimited.  Why force a registration?  I've always either left or put in BS info.

I do not believe in a forced registration. They immediately provide you with fake name and phone number, so even if you have their email, it is probably not a main email. 

If you provide value with your service, they will come to you. 

They can come to my website endless amount of times and never register - however they must register to view property details

I allow unlimited visits. There is no right way, just what works for your business model.

I do not require them, there is pros and cons of both, but many will not register and move on to a site that you do not have to. This way i get a chance

We don't require forced optins until they want to save their listings. There are advocates of both ways. I know many agents who use forced optins before even looking at one listing and they do work for them.

I don't worry about it. Many buyers have told me that the reason they called me is because I didn't pester them to sign up. if they keep going to my website, at least i will have a better chance of them remembering me when they are ready.

Unlimited.  I would rather they spend the time on my website than someone else's and hopefully they remember me when they are ready to make a decision.  

Well let's talk about that. I 'used to' have them sign in after 5 looks but my website attendance took a total nose dive last year because of it I'm sure. This November or so I took it off & have seen a tremendous amount of activity because of it. So that's my answer - don't do it.

I always allowed unlimited....we're listing agents and if they were interested, they'd contact us.... I was never interested in representing a buyer....better they have their own agent....

Lead capture happens at the 2nd detail look at a property.

0 on two of them and 3 on the other - When they register on 2, they have to include email and phone, the other, only email.  I get more leads from the one that requests registration initially and requires a phone number (and email, of course).  

There are different schools of thought on each, Jerry Newman - do what feels right to you and if you're still not sure, test it weekly or monthly.

I think we need to offer to pay buyer to click on our websites.  I doubt any serious buyers will not access mls, Z or RF......

Internet marketing is not most agents focus on their time or money. This is Silicon Valley.

I allow them to visit.    Most even when they sign up just want to look.  If they are truly interested, they will call me.

We have done it both ways with success, no registration and required registration and for a while we had two websites and did both simultaneously. Right now they can visit and search as long as they want to and see limited information forever. When they want full detailed information is when the registration kicks in. I honestly don't know when that is now. It used to be on the third full detail or after a certain amount of pictures were viewed. Our web developers decide based on tons of research, stats and trial and error of sites all over the country, so I just go with it and trust it. We get some fake info but for the most part we have great success with these registered leads. It is a huge part of our new business.-Kasey

I have never required prospects to register. They will just move on to another website if they do not want to register.

I request registration after three properties and force it after 5.
