We close with title companies so must have good communication between lender, title company and agents plus the Warranty company providing a warranty, the HOA providing info, the home insurance company providing the home owners insurance..good grief the list is endless!

Peter - There are a ton of moving parts in a real estate transaction, and some can be very, very complicated, while others can be very smooth. Since every transaction is different, it would be difficult to list every moving part, but I am sure there are at least dozens, even on the simple transactions.

I think there are a lot of moving parts, the buyer, the buyer's family, the seller, the seller's family, the home inspector or other professionals hired (AC guy, plumber, roofer, you name it), the title company, HOA etc.

I would say the home inspection, appraiser, title company or comapnies and or the attorney(s) doing the closing, and possibly the person who does the survey on the property if a survey is required by that particular state!
