One example of false advertising might be to market yourself as a real estate school, and then make your students educate themselves by going on a public website and asking, and re-asking anonymous question after question of real estate agents online.

That might be false advertising.

Asked and answered multiple times just since the start of 2017... suggest you go back and review and maybe write a post about it. You'll learn a whole lot more about it. Also, false advertising can be very locally determined from one state to another.

When the school says they'll teach you, but they send you here instead.

Be alert for things that appear too good to be true.

Something that is not true.

Completely redone is what the ad says but a complete mess is what you find when you see it

The only example I can think of that I've ever seen myself was when a two bedroom home was listed as a three bedroom home, and the associated apartment was listed as a one bedroom when it was a studio.

I took my buyer clients to check out the house and we looked all over and couldn't find the third bedroom. When I called the listing agent, he said, well, it's 3 bedrooms between the two units. It wasn't even. It was two bedrooms and a studio, and he was calling it FOUR bedrooms in his listing. 

That's the only thing I can remember that I would consider false.

When it is out and out lies or misrepresentation such as photo editing a house picture to remove a negative house feature or neighborhood feature. This is a no-no.

3 bedrooms and only 2 have closets.

To many to list ... and frankly it is not well "policed".  Unless an agent narks on another agent for false advertising ... it is done and it seems no one really cares.

Altering photos to not show the true picture of something, "puffing" a home more than just using flowery words, not using your brokerage in advertising (law in Idaho anyway), generally lying about something....

There is plenty of data on that on Google.  A

 Here's one red flag:  anything that seems too good to be true.

Puffing, photo modifications, misleading/wrong information in description.

One of them and very common these days: photographic enhancement.
