The title officer can not choose or pick deed for a client. They have to decide what is best for them. Neither can realtor as condition for the licensing retaintion.

I am not a title officer... I am a Realtor and have no role in determining deeds. Also I am in an attorney state, so we don't even have title officers.

You might want to call your local title office and or real estate attorney for that question...then again, there is always the instructor if there is one.  Maybe you are an on line class I am thinking with all these odd questions.

A real estate agent is not and should not be a title officer. The closing company, title company or closing lawyer will take care of all aspects of the title search and closing. The type of deed best for a client, is a question for the lawer. RE agents should not practice law without a license
