Not being a title officer I can't really answer this but perhaps Rene Fabre has some insights, although his focus now may not be so much on title. It may also be a question for a real estate attorney or a CPA to provide the right guidance so the buyer can make a decision

Ask your instructor. 

The title officer can not choose or pick deed for a client. They have to decide what is best for them. Neither can realtor as condition for the licensing retaintion.

If you're instructor is teaching you that anyone other than the client picks thier type of deed, time to find a real school.

I leave all legal questions for attorneys to answer....and that's wise advice to you, also....

I am not a title officer... I am a Realtor and have no role in determining deeds. Also I am in an attorney state, so we don't even have title officers.

Google says to ask the client's attorney or accountant. There is a huge distinction from providing information and choosing the right information.

You might want to call your local title office and or real estate attorney for that question...then again, there is always the instructor if there is one.  Maybe you are an on line class I am thinking with all these odd questions.

Since we use attorneys; we leave that up to them to counsel with the buyers to decide.

It's not the title officer that chooses, but the seller and the buyer based on circumstances.

All of the parties provide advice.

The attorney for the title company does that.

A real estate agent is not and should not be a title officer. The closing company, title company or closing lawyer will take care of all aspects of the title search and closing. The type of deed best for a client, is a question for the lawer. RE agents should not practice law without a license
