I feed buyers a portal website with appropriate properties based on their criteria so that we can ask and answer questions within a specific property before we go look.

While we are physically looking at properties I counsel clients to look at each property on its specific merits and that they can never have a choice of more than two properties.  It works like this:

We have 6 properties scheduled for the day.  If you love property #1, that's great - it's a contender.  When we go to property #2, if you love that one as well, you have to decide which you love more.  If it's 2, then 1 is no longer in consideration.  We go to #3 and they still like #2 better, so 3 is no longer in consideration.  We work our way through all the properties this way.

At the end of the day they only have to remember details about the ONE property that most resonated with them.  Benefits the client by eliminating confusion and resulting in a more focused choice.

I do not work with "leads" touring homes.  I work with well qualified and well vetted buyers only.  I provide a listing sheet for all properties toured. Once we see the property we discuss it in my car.  I take notes. They take notes.  They already have all the information they need to make informed decisions.  If more information is needed, that is what I am there for ... to bird dog info and report back to them.

First of all, I don't show homes to "leads." I show homes to clients or strong prospects who will become clients.  I provide information on all the houses I am showing on any given day to my client at the time of showing, not afterwards.

On those rare occassions when I get to meet with the buyer, I do send a followup, reinforcing the features that they liked and include a few photos of them enjoying the day in the forest.

I don't do this. There doesn't seem to be a need for it. I do print off MLS client handouts and tell my clients they can make notes on the printoffs for each house.

No, I'm not that nurturing!!   Most of the Wants & Needs have been discussed prior to any tour and they know what they're looking for.  We would normally write an offer after the last home is viewed.  I like working with Buyers rather than Shoppers!

The email they receive from me afterwards is thanking them for choosing me to represent them in their new purchase and reminding them to send their friends and family to me too!

No, I don't send them a summary after our showings. I print out the customer MLS sheet for all the homes we are seeing and give them my branded folder and a pen to make comments as we see the homes. Anything they rule out, they mark a big X across it and if they see something they'd like to put an offer on, I send them the comps to help come up with a price to offer.

I don't really see the sense of sending them a summary as they know what they like and what they don't like and they usually know as soon as they see it.

Although I do "sell" sellers on why they'll want to hire me to list their home, I never "sell" a buyer on a home. The last thing I want them to is to buy something that I "sold" them on and then later realize it wasn't really what they wanted. Buyers sell themselves and I just facilitate.

I provide a buyer tour packet at the start of a tour, which lists all the homes we are seeing with appropriate information including photos and key features. I suggest they take notes on the documents as we go through. So there's no need to send anything afterwards. What I do, though, is any follow-up required on the home they actually want to place an offer on.

Nope, I don't.  I do sometimes send a general email if the buyer didn't find a home and ask what their favorite so far was why they ruled out the ones they ruled out to help me identify future properties.  But they either have the printed or electronic data sheet from MLS prior to the showing.

Not so much with homes for me . . . but I do have a tour package prepared for sites and properties, and after we disband, I send out action steps, recapping what was viewed, whether it might work or needs to be scratched. I color code the list -- they all start out black, and once viewed, red means scratch, green means shortlist and black is under review.  Now you have glimpsed into my soul! ;)
