The agent runs the risk of failing their agency obligations to best represent their client. This can lead to sale fails, issues connected with inspections, and potential lawsuits. The agent can be held accountable for this failure - and run the risk of sanctions with their state agency as well as code of ethics violations if they are a Realtor.

You need to look at your state laws.  Some jurisdictions have changed the laws to eliminate the concept of fiduciary responsibility and replaced it with other standards.  Whatever the law is, it never hurts to keep the old fiduciary obligations in mind.  If you break whatever the laws are in your state, you could wind up in real estate deep doo doo.

Legal obligation-that is most important. Did you deliver the agreement? Did they get the home or sold?

Some people take advantage of the opportunities when people feel they are not getting their money worth. Granted RE is a biggest investment. People often expect more than they are entitled. This is when an agent needs to draw the line.
