I use IDX Broker on my website and I would like to have sold properties featured as part of my information.  Is that available right now?

Yes I would like to use but many IDX providers DO NOT PROVIDE THAT FEATURE! Really, you say? I'm not sure not but I would use it to show the last 2 sales of a subdivision page or something like that.

Yes, this is very helpful for buyers to understand what kind of offer they should write in this competitive market. 

And of course, it helps seller to understand that overpricing does not help!

It's very handy to track overall neighborhood price increases or decreases. It's also handy to have for comps when pricing a property. 

people buy on comparison, so it IS helpful.... they use it for comps....

I echo what Praful Thakkar commented.  I do however extract the sold and other data directly from my MLS.  I there is a way to use it with IDX broker I'd like to know about that.  Thank you.

CMA's & staying on top of values

Sure.  And the totally obvious - we use it to help establish the market value of homes we list and sell.  

IDX Broker Not only helpful but a necessity in our business. Good sold data equates to good comps.

I would  be a really amusing real estate business that had no reliance on sold data.

How do I use it?

One could use solds to project the potential for appraisal issues.

Two like kind recorded sales w/i 4 weeks sets the anchor for the list price

Three SOLDS with my name on the makes the next listing easier to secure.

It is a must for completing valuations on property and showing sellers what their home is worth to set an asking price and reasonable selling price. Just as well as for a  buyer, what a home is worth to make a good offer.

I would be uselss without it, in fact you should know the importance of it if you are IDX broker.

Of course it is used

You need sold data to justify a listing and offering price.  Maybe not on an IDX on someone's website (except to show off their sold listigns), but certainly in the MLS.

Of course, this is useful data. We base our cma's off of sold comps.

If course, most homeowners want to know what is sold and for how much. 

We pull sold data in our Cloud CMAs directly from MLS for our buyers and sellers. So, yes, it's very helpful!
