Depends on the person. If they are allergic, or don't celebrate Christmas it might have no impact or a negative one. Better this smell than some others I can think of (and have smelled at showings!)

Only if the buyers like the smell of Christmas trees.

When my sons were young, one of them developed an allergy to the Christmas tree - it wouldn't have been good for him if we were looking for houses and went into a house with a real tree - automatic hives!

To be honest, not a fan of having a home on the market and having it include a large tree whether live or not. I know, tis the season, but it also makes the room look much smaller.

I think there's a lot about this holiday season that helps sell homes because it evokes a lot of emotion.  

Last Christmas, when I had a vacant listing, I did some white lights on the banisters and put a pine mantel display above the fireplace.  It was under contract in two weeks.

I smells of Christmas. Does baking chocolate chip cookies during an open house contribute to the sale of the house.  I really don't thinks so. It just makes the house smell like cookies.
