That shopping for homes is not like buying a box of Cheerios. You can't get what you want going store to store. There are only so many homes for sale & that's the inventory. Can't go get more or they are not hiding in a secret stash that only realtors know about.

They need to understand that unless money is no object they will not find a 100% perfect home and will need to make some compromises and should know what compromises they are ready to make and what are their non-negotiables.

I wish they knew to get their agent first and don't call the listing agents for showings. The lisitng agent works for the seller.

I wish that buyers knew that most of the time the listing agent is an agent of the seller, and they aren't going to get any better deal by working with the listing agent.

Besides knowing their budget, which neighborhood/area/county/state they want to live in. Sometimes a get a call on a listing and they start asking me where it is in California.

That they can trust their real estate professional to work on their behalf to find the best possible home for them at the best price. That professional will be loyal to them and they owe loyalty back.

I wish they understood agency and loyalty! I get calls all of the time from other agents' clients wanting to tour 'my listing' and it's an IDX listing, not my own! Drives me crazy! USE YOUR AGENT - that's what we're paid to do for YOU!!

Out here some agents are telling people "Homes are not appraising and you'll have to pony up the difference." I'm loving that!

John Meussner Buying a home is not a hobby to be found in their spare time. This is a big decision and should be taken seriously.

That they are better served by sticking with one trusted agent and to be honest, transparent with their thoughts and emotions on each home they visit

That buying a home is serious business. If you're not going to be an active participant keep renting or living at Mom's.

I think many wish they would hav emade a better choice in agents when they choose one that is not helping them through out the whole process.
921,504
Hmmm,
They should have KNOWN to call me first.
Seriously, I find buyers much better informed than in past years. What they NEED to know seems driven more by their situation than by a general lack of information. They tend to have greater confidence in what they know. With patience, their agent can lead them to 'UNLEARN' the fantasies they read repeatedly.

I really, really wish that they would take the time to consider their "wants" and their "must haves".
I know that some they cannot determine until they start their search with me, but some like a basement, etc. would be pretty easy to determine in advance.
