Hi Inna -- I received an email from a Natural Hazard Disclosure(NHD) report provider for around $50 a couple of weeks ago -- that's the lowest I have ever seen. At the upper end -- around $150 or so depending on the different levels of information. Typically, the seller pays for the report but as with all things real estate -- it is negotiable -- when I represent the seller, I like to order it when the listing is taken. I haven't had a seller who researched the topic -- if I did, I would explain the different providers and let the seller choose.
I'm not certain how many other states have this particular report as you can see by the majority of responses. It's kinda like when I see a question about how long do we spend at the closing table in California.

The forms out here have a provider pre-filled in (wonder how much they pay the state for that!), but I don't use them. It's customary to have seller pay for NHD and if the seller pays, they choose the service. I use MyNHD which costs far less than the range you're quoting.

We only "allow" our NHD to come from Property ID or Disclosure Source. We "do not allow" there to be a choice beyond those two without a release of liability/hold harmless and quite a debate over it. Yes, ultimately the seller has a choice, but we feel strongly about certain disclosures being comprehensive over cheap.
Luckily most agents here in SD feel the same and it's rarely a counter between agents nor debate with a client.
Seller pays customarily in San Diego, I honestly can't remember regarding NorCal and it does fluctuate throughout CA.

Like any service it's always best to compare. There's always a cheaper service but not always the same. I've never had a seller compare prices and if they did I would have them compare value as well. The NHD report (Natural Hazards Disclosure) might not be something that every home seller or buyer is as familiar with as we in CA are. Great post.

It is interesting that closing process and costs is not just different in different states, but in different counties. I looked up few CA counties. The industry seems not well regulated even now when we have instant information access online.
A California state law requiring sellers and their listing agent to provide prospective buyers with a Natural Hazard Disclosure statement that designates whether the home they're selling is located in a hazard area. Hazard areas include flood, fire, earthquake fault and seismic hazard zones. The disclosure will also note whether the home is subject to Mello Roos tax. Paid for by the sellers, the report is prepared by a city engineer, geologist or land surveyor.

Ah, yes, the land of litigation. We don't deal with NHD reports in AZ. If certain issues are material to the buyer, individual experts are brought in to determine areas of concern. It's routine that we would obtain a floodplain determination, and environmental reports as needed.

For those that do not know, it is a natural hazard disclosure. How do I know? A recent buyer from CA to NH, had the referring agent insisting on seeing a NHD. I was like a what? We do not have those in NH. No major earthquakes, sinkholes, wild fires, mud slide zones
