If 'BIGFOOT' creates for the owner/buyer a story they are excited to repeat to their guests, you bet it adds value.
The IS value is a back story that others want to tell.
IF it's a story they don't want to tell, you can come to a reasonable conclusion whether it effects value or not.
There are dimensions of value, such as the sizzle of bacon or the aroma of coffee that evoke emotion, therefore value, that may not appear on a schedule or table of improvements.
