As a buyer, I would want some proof, and not just take someone agent's word, but to jack up the price, but that's me. If you really want the house, and it is your dream home, figure out your best price and pray. If you loose out, remember what my dad always said, " If you miss the bus, there's another one coming in 5 minutes" Buy a house with your mind, not your heart.

Multiple offers have been very common in my area for a number of years. We have a very good market here.

It's not an uncommon situation in most of my market. It's discussed during the initial meeting with a client.

Exactly what Wayne Martin said! Let's put your best foot forward and see how this plays out. It also depends upon how desperately they've been looking - if they've missed a couple already because they didn't respond quickly enough, typically they'll do whatever it takes to get it!

Find out if they are willing to compete, probe to find out what it will take for them to get the home, hope and pray.

Lise,
Everyone gave you great answers. If I were the buyer, I would move on and say, "Next!"

The only thing you can do is advise your clients to make their highest and best offer. If they don't put forward their best terms, at least they will know better next time they encounter a multiple offer situation.

Lise Howe It's time for the buyer to step up and make their best and final offer if they really want the house.

I can usually guess good when I look at a new listing if it will have multiple offers...that is commonplace here on anything under $300K.
Most of our clients will listen to our advice and go over asking if needed.
My question to my buyer is "How will you feel if you loose the house over a few thousand dollars?" Even those that say they do not care, really do care.

We go through this on and off in our market. Some buyers want to put in their highest and best offer. Others don't want to mess with it.

As a Buyer's agent you need to prepare them to put their best foot forward, but also as the Agent if you can ask the Seller's agent if you can present the offer to the Seller face to face to demonstrate the Buyer's qualifications for purchasing, you may have a better chance of having your Buyers offer accepted.

"How much do you want the house?"
Multiple offers tend to scare the other folks away.
Those who piddle around while others are taking action indicate they are ill prepared mentally to 'not blink' when the situation gets intense.
IT is when #2 gets purchased by other buyer that they really get serious.
It an education process for the buyer. If they are teachable, they will respond accordingly.
