1st off they stop returning calls or emails sent. Then you know that their plans or direction has changed. Sometimes nothing you can do about it.
I wish people would just fess up & tell us their plans have changed - or they got scared - or they might get transferred. Only a small portion of clients have the cajoles to do that.

Anyone who has stopped returning or responding to phone calls and emails. I've not had a client do this... but I have had leads "disappear."

Isn't that something? Why do they not have the courtesy to just say, "sorry, we are going in another direction?" or "We are no longer looking?" Or maybe WE just don't give up and SHOULD? I know I get so much email from other real estate agents--what's up with that?--even when I tell them I'm in the business and take me off their list? What does it take for us to take someone off our list?

The lack of communication when it was previously responsive.
Stuff happens.
Real buyers buy. Real sellers sell.
And those in these categories respond in an appropriate manner.
Time to move on.

Most recently it was when they stopped returning calls and emails. Had worked with them about a month. Never heard from them and assume they kept on renting once the houses they wanted were no longer available.

Lots of my clients go south. Some even go north, more in the summer than in the winter.

I can usually tell just by their voice. Something is off and this just happened. The kids wanted the parents to use their agent even thou we were referred to them by a long time client. I could hear that he was trying not not lie but also not tell the truth!

They don't answer calls, texts or emails. They do not want to be found. Usually it means that they have a hidden agenda and maybe the word has gotten out.

When working with buyers, I work hard to solitify the relationship so that they wont leave me. I begin letting them know my special qualities that I work for them and until we have a signed buyers agency agreement, I do not send them auto listings. In fact, I never put them on anytype of auto email because it is impersonal. I also have them use my site or realtor.com instead of any others site to look up houses. The quicker I have them out to look at homes, the more solid the relationship. If I do end up losing them, they are usually clients that I dont fit with anyway.

I have seen this often but have been slow to catch on. Communications go flat but before that, weaken and before that, are mostly one-way.
