This happens often - missed acknowledgments, missed signatures on addendums. The agent is tracking down the missing signatures, I suspect, due to the brokerage not paying the commission owed until the file is complete.

I like Fred Griffin's comment. I've not had an agent come back to me after closing. Usually all addendums etc. are signed..don't go to closing without the i's dotted and t's crossed.

My answer is I would NEVER ask my clients to sign any documents after closing. No exceptions. Escrow is closed. It is over. Real estate documents must be signed during escrow to be valid. There is never any reason on the face of our green earth -- which, in light of our present drought in California seems an inappropriate phrase -- to sign missed documents when the transaction is closed.

On top of that, my fiduciary is over.

On occasion, spots get missed on some of our informational documents. I don't generally have a problem with complying. We have a couple of offices who never complete their files before the transaction closes and are scurrying about afterwards to provide documents that my office doesn't require. A lot of times I feel sorry for the agents because their brokers won't pay them until their files are complete. Sometimes I do have to put my foot down and tell them we don't need to do that. I'm not interested in changing the world as a rule, though. At least not that part of it.

Hasn't happened but could see this happening, however I must agree with Fred Griffin . After closing, I would not advise my clients to re-sign anything that they have already signed, since there can be a shift in liability.

I have had requests for copies of signed forms they are missing from their file and happy to comply but signing something after closing? No.  It is customary at closings for all parties to comply with signing missed documents of closing forms but certainly would not apply to something the listing agent wants signed as a CYA or introduce something not specifically agreed to in contract terms.

I would say the transaction is closed.  You can't do clean up after the fact. His Broker probably required the signature and he failed to obtain it while pending.

In most closings, there's a form signed by the parties that states that the parties will cooperate in filling out forms that may have been missed during the closing.

I cooperate with other agents and many times their brokerage holds up their commission checks until everything is in. But I do look over the form to make sure that it is applicable to the completed contract.

Yes, and sometimes I'm "that guy" too. It depends on the form, but I do try to cooperate since I may encounter that agent again. The bad agents I'm less likely to help, I assume their careers will be short anyhow.

It has happened.  It's probably the broker's requirement. Some brokers are very particular about their documents and policing every little things and some are more flexible.  I usually try to help the agent if it doesn't have any impact on my client, also if it's really something that missed not because the agent is lazy.

I have seen this happen, though it is usually before Closing Hella M. Rothwell, Broker/Realtor®, where an initial or a signature was not done on a page, and that was even after double-checking documents, it was missed.  Lynnea Miller's reply is my thought for the type of situation you described above, though I would be looking at this closely.
