I upload them into MLS and also email the buyers' agent a copy as sometimes those loaded into MLS 'disappear' and I want written proof that I have sent them to the BA.  That's all you need - you don't have to hand-deliver.

I deliver the docs in whatever way the agent wants to receive them - Of course you ask for signature - how else do you prove receipt - and delivery depends on how long it takes to get the docs from the management company

I always have my buyer sign or initial the HOA documents.  Previously, I had them sign in person, but now with electronic signatures, so much of my business is done this way now.

We have to order HOA docs via Escrow and pay upfront. Documents are usually sent by a special delivery to make sure Escrow received the package and distributed to buyers and their agent.

     I put them in the MLS listing under Associated Documents.  I follow up with the Title Company to make sure that we have any recorded Covenants, By-Laws, etc.

Depends on how the HOA provides delivery, and in our area a transmittal addendum is required to be signed by Buyer & Seller. Buyer then has 7 days to cancel the contract if unacceptable by Md law. So delivery should be done ASAP.
