It is either delivered prior to acceptance or through escrow. The method is typically email and it is to be acknowledged and approved in writing by the buyer.

Usually by email. Actually there's a place in our MLS for the HOA docs. The agent can get them even before the offer is written.

I upload them into MLS and also email the buyers' agent a copy as sometimes those loaded into MLS 'disappear' and I want written proof that I have sent them to the BA. That's all you need - you don't have to hand-deliver.

Here escrow ordered the HOA documents and forwards them to the buyer once received, commonly via email or downloadable by buyers

I like to obtain signatures so I know dates for the 3 day clock to run. Lately I am aghast at practices.... docs arrive piece meal... incomplete..no check lists.

I deliver the docs in whatever way the agent wants to receive them - Of course you ask for signature - how else do you prove receipt - and delivery depends on how long it takes to get the docs from the management company

I always have my buyer sign or initial the HOA documents. Previously, I had them sign in person, but now with electronic signatures, so much of my business is done this way now.

We have to order HOA docs via Escrow and pay upfront. Documents are usually sent by a special delivery to make sure Escrow received the package and distributed to buyers and their agent.

Delivery varies from days to weeks and only escrow can deliver them directly to the buyers. YOU DO NOT TOUCH THEM! Unless you like liability and law suits?
2,699,847
I put them in the MLS listing under Associated Documents. I follow up with the Title Company to make sure that we have any recorded Covenants, By-Laws, etc.
3,762,439
Most management companies deliver them digitally, which makes it very easy.
1,530,744
The HOA sends the document to escrow, who then sends them to the buyer.

I, like others, upload the HOA information to the MLS so they are available to any potential buyers. I do ask that the confirm they have received and read them with an addendum.

PDF the whole 100 pages or whatever. There's no dropping off anything anymore. They acknowledge they've gotten them by email.
Our contract states 10 days.

Depends on how the HOA provides delivery, and in our area a transmittal addendum is required to be signed by Buyer & Seller. Buyer then has 7 days to cancel the contract if unacceptable by Md law. So delivery should be done ASAP.
