I've had good luck but I will say that you have to constantly tweek your ads & really work your contact line.

Different things work like one house pic you get tons on clicks & on other ones you don't. Very visual type of marketing.

Like Annette says you have to really target who you want also for it to work best. 

The company I used gave us a CRM & helped us with ads & had a FB page with success stories. Great to see what others are doing also.

Yes, I have and continue to use them. They have helped me sell homes and generate new buyer/seller clients. What has worked best for me is to go hyper-local with the ad. It generates less activity but hits the exact demographic I target with good results.

It didn't work for me.  I experimented in many different ways, and I learned that it wasn't worth my time nor money.

but, I did learn what was most appealing and turned it into a lead magnet.  So that was good.

I find Facebook ads have generated a good number of hits on our company website - and at a fraction of the cost of PPC. They work very well for brand awareness as well.

I tried it a few times with lots more clicks but nothing substantial in the way of leads. I think it would work with a bigger budget. I am working on adding substance and waiting for our season to begin.

Except for a few words the ads were identical. It is the digging into the demgraphic data that pay off BIG.

I have ran a couple of ads. Open house to gain buyers in an area and my listings.  Rentals also get lots of exposure.  I have not sold a house off of facebook ads.

I see a lot of agents who do Facebook, and Google ads with a lot of clicks and few signups.  That means there was a lot of money spent.  If you are doing what Lynnea Miller referred to about getting brand awareness.  That can be a good thing. 

One trick that I have seen work a lot, is for people to put their offer on the ad.  

For example if I am trying to get buyers in Dallas Texas, and I make an ad that says "See all the homes in Dallas" for sale, that may get a lot of click throughs, but not convert.  You get a lot of tire kickers.  

But... If I put an ad that is REALLY targeted, then you get better response.  "Fishing Cabins by Lake Travis over $500,000".  Then people will know better what you have.  If I know I won't spend $500k on a fishing cabin, I probably won't click through.  Which is a good thing.  It saves you money.  

I have a really specific example about one that I did with my business.  I put description and pricing on an ad and got leads and business from it.  Message me and I will give you more details.

I've run a few ads with various levels of targeting.  Usually $20 for 3-4 days.  I've seen a huge spike in traffic to my site.  Cannot say that any business has come from it.

I love Facebook ads. They work very well across all niches as long as your avatar is on Facebook and you are targeting them with the right message. That is where most people go wrong, they don't target correctly and then they don't take the time to craft their message to their avatar. 

We had  a great buyer from FB listing boosted posts. We find the best FB ads for real estate come from boosted posts. 

I post a lot of FB ads to promote my free webinars to real estate agents and those FB ads have increased my email list by hundreds. I also use FB ads to promote my courses and get great results from that.

I also do retargeting with works the best. I wish I had more time to really break it down more, because the more specific you can get with retargeting the better results you will get. 

Now you can do retargeting to specific lengths of time a person stays on your website. So you can have one ad that targets those who stay for over one minute which would be a different message than to one who only stays on your site for 3 seconds. 

You can do great FB ads for open houses. Those work very well to target to the neighborhood. Anyways, there is so much to do on FB ads, not enough time to do it all. 

We get exposure for our listings and get referrals from other agents and get actual buyers and even a seller who looked us up facebook. We have a lot more to do to maximize the benefits of FB ads.
