FHA and VA takes longer. I suggest 45 days most sellers do not want to entertain it.

We try to get them ordered right away, our contract states only 17 days from accep;tance to remove this contingency.  We try to close all escrows within 30 days if possible.  The sooner the better.  Things are way different near you or you need to find a new lender.  Need a referral?

Typically within 12 days or less from time the appraiser accepts the assignment. And at least 50% of them in 7 days or less.

I'm in the Seattle area, and it tends to run about 2 to 3 weeks, depending upon the lender.  I now have each lender order them on a Rush, so we can try to get them in faster.  Crazy how much the appraisers are holding up purchases!  UGH!!

it is a problem in the industry. Your area is more affected with a shortage than most. There is nothing you can do that I know of.

Ours are done before subjects can come off. We have subject removal within 10-14 days generally. And most of the time it is shorter than that and on very rare occasion a little longer.

Just had a transaction on a piece of vacant land.  The bank was 30 days late closing it because the appraiser would "pick up" the job, and then come back after 15 days saying he didn't have time to do it.  I guess the appraisers were running that bank.

You are in Portland. You are seeing the same thing we are as well in Central Oregon. At the OAR convention last week, the appraisal panel said it will get worse before it gets better. VA loans are 3 months minimum for us. The only suggestion - order the appraisal as soon as you are in contract to get on the list. And consider paying the extra for a "rush."

Wow, that is a long time.  Appraisers in my area are reporting they are busy but they are working within reasonable timeframes for completing the mortgage commitment within 30 days.

Get better lender that is insane.  Conventional in a tract 5 days, FHA 8 days, wierd rural referred to a guy who lives in the boonies 14 days, VA 8- 14 days depending on location

No, we are faster than that. I'm saying they are out by 21 days 'ish'.

I think it makes a difference how populus your area is. There was someone out in the boondocks that said they have to wait 60 days because there are only 3 guys for the territory.
