It may seem backwards, but find a good lawyer who deals in tenant issues and have them spend a half hour telling you stories about how they caught the landlords and won the case. You might also ask the lawyer about landlords they respect and why. These two things might really help you one day...if you have found a good lawyer.

Make sure you are consistent in following lease due dates. If rent is due on first and not paid on time, letter goes out, etc..5 day notices...NO exeptions. Many times the first time the eviction notice is put on the door you do not have a problem again. That is correct. . . know your landlord tennant laws. I issue a three day notice if I have not received the rent by the 7th of the month if I have not heard from the tennant as to why they are late with the rent. The tennants have until the 5th of the month to pay rent, after that there is a late fee. The faster you can serve that notice to vacate the better condition the property will be in and the faster you can get the tennants to pay up or move out!!

Don't listen to excuses and false promises. Rent is due on the first and late on the second. We file eviction on the 5th and by the 10th they should bring in a cashiers check only since a personal check may well bounce and probably will. In Oklahoma a court hearing is on the 2 weeks from filing or less and if they do not move then the sheriff comes one week from court date to change the locks, but remember laws about personal possessions if left.
