I prefer the recently expireds since they are usually in a position where they have to sell. The longer off the market, the less urgency!

The longer a home has been off the market the better.  It won't show us as a stale listing and buyers and their agents will show it without prejudice.

We have very few expireds at this stage. But when we did, I prefered to work those that expired longer ago... we know they haven't relisted and may just be interested in getting a new perspective.

There aren't too many expired listings in my area, and the agents who specialize in expireds are not real popular with their colleagues - and not just the ones whose expired listings they captured.  I think it's better to go after the ones that expired a while back.

Liz,

You will find it extremely educational to call a few expireds (or have your marketing director make the call) with no intent to list. Have them describe what has happened, what they did and how they feel. They will share with you the franchise that makes them see RED!

If you are skilled, you should press a little deeper with what the owner would have found acceptable.

Your choice is be be part of the pack of dogs or distinguish yourself by using what you have discovered.

Perhaps in your locale, canine types do not participate in real estate which will make the result of your educational calls different than my own.
