My personal average listing price is $440,00 and my list to sell ration is 99% and yes I use a stager even if its for a consultation and not full staging.

Here in Manchester NH our list to sales ratio is 99%. I do not always use a home stager unless the seller agrees, which is a challenge on the best days

My average sales price is at about 125% of my market place. List to sold prices are pretty high around 98-99%.

That's not a good number for me to report on... I sell in all price ranges. This week I have a closing for a $110,000 townhome and for a $676,000+ new construction home. Averages can be very misleading. I use a home stager when needed.

For our county, the median is $650,000 and average $800,000.  I'd say my average is more like $1,000,000.  I believe the ratio is around 97%.  Some use stagers, some don't.
