The vast majority of agents in my area use showing services that answer the phone 7 days a week, 12 hours a day. Thanks goodness. We can also go online and schedule.

We use showing time so acknowledgment isn't really done except when there is a problem.

you must be talking about sellers not responding??? yikes....that's training that happens at a listing appointment before they sign the agreement....
I can read the frustration in your question, Paul. Common courtesy is definitely not as common as it should be.
Paul, "I'll be showing your listing at 1pm today. Call me by noon if that will not work." No phone call back equals implied consent. That's how we roll in So Cal.
It is a general disrespect for others within the World today.

I hear ya - I don't use a showing service myself and have had problems with a few of the ones agents do use.
I think it is a mix of a lack of effort, too busy, not caring or just want to sell it themselves and make it harder for everyone else.
We have ' showing time' services.
We follow the MLS instructions. If a response is "promised" - and not forthcoming - we don't show...
We use a showing service in our market.
We use a centralized showing service and it's simple...if we don't get an approval to show we assume there is none.

Some agents do it intentionally - and yes, that's... ARG!
Some are overwhelmed, some have another agenda, and some are just lacking in the area of competence.
There are many lazy and part time Realtors Paul. It is sad.

I don't understand unprofessional behavior. I don't have an answer to your question.
I have a new strategy...I change the sellers an appointment fee of $250. If they are prompt on makeing the appointments when I call, they get the money back...even if the home doesn't sell. I just started this and so far so good.

So frustrating. I wish I had an answer for the why ... it just does not make sense. I feel it is rude and unprofessional.
