I ask their agent to call me to schedule.

Surprisingly, many buyers do not want to ''bother'' their realtor till they find the property they want to buy. What is that about?

One very important question I ask: "If you see the home and you like it, will you write the offer with me?"  If they say yes, I show the home.  If they say no, I tell them to wait until their agent shows.  If they lie to me, see it with me and write with the agent, I have a record of the showing and I dispute the other agent's commission.

Someone in the agent's office who is representing them should have someone to cover for them. If not..shame on them. It is lack of respect for you that they bother you rather their agent. Their agent most likely is giving them a rebate on commission (that is what I see) so they aren't going to be showing just writing.

I recommend they wait for their agent to return so they can preview the house with their agent or someone from their agent's office.  If there is no one available, I explain that in the event they go through with my office that we would be the one who would be writing their offer and that their agent would not get paid for this transaction.  When they hear that, they usually decide to wait.  -- The buyers often do not realize we are not in the goodwill business.

If I had $100 for every time I heard that.  I've shown my listing a handful of times to buyers who had an agent ... after they send me their loan approval and proof of funds.  I do not, have not, and will not drop what I am doing to accommodate a showing ... I schedule it with the seller and my schedule.

I ask them some questions. Tell them I am not available to jump up and run the minute they call. Have to check show instructions. Are you working with agent? do you have signed BBA with that agent? What price range are you shopping in? What lender are you pre-approved with? If it's like pulling teeth to get a straight answer, I'll ask for their agents #. I sometimes call seller and warn them not to let anyone in that shows up without an agent.

Sometimes I wonder why people like that think I'm sitting around with nothing to do waiting for their call so I can rush out to show them one of my listings? good agents will call me first, and expalin why they are not available to show house to their buyer, and ask me if i can do it for them. in that case, I'll usually schedule a time to show it that fits into my current schedule.

 I don't work with clients that belong to other agents. It's unethical. Even if it means my seller's home doesn't get shown to this buyer, I won't poach someone else's clients.

This has happened to us often. We got the contact info for the other agent and arranged for him to show the house.

I don't work with customers of other agents - I tell them to wait for their agent or if they are not happy with their agent I would be happy to work with them.

If they insist, I would insist on them signing a buyers agreement for that property only - usually they just go away after I explain to them how agents work

I would tell them I typically meet new customers and client in the office first.  since they are working with an agent I would have them call that agents office and request another agent assist them.

Does the caller have a BRA and does the BRA cover your listing?  If that is the case, then the answer is clear under my jurisdiction's law that you would be interfering with another agent's client.

if...you want to sell the home, and, the seller will allow it, i suppose why not...but its messy.. you owe the seller to show it, but the buyer should be using their agent.. welcome to the world of the internet real estate right?

It depends how badly I want to sell the property or if I am tied up. If I have nothing else to do I will show it. Heck, I have even written offers for other agents to get the buyer connected to the property.

I would also show the listing as I believe it's my duty to the seller.   As far as the "urgency" it needs to be within reason to the seller and to my schedule as well.

    "Immediately" is rather demanding. 

    Still, I ask if they are under agency agreement with a Buyer's Broker, or are they just going around with some agent who does not represent them.

     If they are not bound to a Broker or Agent, are they pre-approved or do they have a POF letter? 

     If yes, then maybe I will show it to them.

My listings are held open frequently enough that seeing them without their agent is reasonably easy. If they need instant access, they should contact their agent (sadly, most of us are reachable when on vacation) to make arrangements for whoever is covering to get the door open.

without hesitating, show the listing.... it's your listing and you represent the seller first and foremost.... we are set up to cobroke every deal.... and we will not only show our listings to other agent's clients if they ask, but we will write it up and do the entire deal....and the send the other agent their fee.... and on to the next deal....we do 70 to 100 listings a year.... we don't have time to squabble...
