In my market it's both. There are segments where the buyer demand is high and inventory is very low. In other parts there has been some increased inventory, longer days on market and price reductions occurring.
Generally, the market for homes under $1,000,000 and condos under $700,000 hot. Homes in certain neighborhoods under $2,000,000 are difficult to find. Multiple offers and sales price over list price are still common. The upper end(over $3,000,000) unless the home is very special, in many cases buyers have some choices. Homes need to be priced and presented properly upfront or they may linger on the market.

Very strong in my market in Southern California which is Ventura County as well as the West Los Angeles County areas. We still have low inventory in most areas however if a home is overpriced or not priced for the condition we are seeing those homes sit on the market. We are unique that we have homes from $40M all the way down to $400's. There is always something for everyone to buy so that helps keep this market moving. It's a mix of a Buyer/Seller market depending on the price point.

As others have mentioned, Southern California is still definitely a seller's market. This includes further inland (Inland Empire), which is not typically as strong as a lot of the rest of the region.
