You are not what you claim you are.  Claim you are a licensed agent, loan officer w/o a license.  Claim you can get bank to forgive debt and charge a flat fee in advance.

Many new agents claim they are top 1% 2% w/o substantiating with data.

Advertising a property as something it's not ie. two units as a "duplex". Make sure you check with your building department first. An agent had this happen and it became VERY costly to her and impacted her license.

Things I've seen in my market are agents advertising dens in basements as bedrooms or photoshopping power lines out of exterior pictures.

"You can contact me 24/7" no one is avaliable all the time. people have families and other obligations

There are people out there doing property management without a license.

Read Craigs List and watch for the things that appear too good to be true.

Typically anything advertising that fails to disclose all terms and conditions with the ad itself.

Advertising unpermitted rooms or features....Exaggerating anything in general and not telling the whole story will do for starters

There exists 3 dominions of advertising regarding real estate.

1. The property
2. The agent
3. The broker

Some would throw in #4 related to branding.

#2, #3 and #4 can all be accused of Success Theater, Vanity Metrics and Surrogate Endpoints. (fakery)

That leaves only #1 with any hope of sustained integrity and fidelity to the facts. Be aware, much of what the public sees on advertising websites mistaken for real estate websites such as Z-devil, is saturated with FALSE advertising (For Sale but sold months ago) for which they are not accountable. The leaves advertising regarding the property a bit subjective.

A suggestion of false property advertising would be 4br/3ba/3, 724 SF
