I use to send out a newsletter and it worked great about 5 years ago.  I finally gave up on farming subdivisions and kept on communicating with my family, friends and past clients.

Postcards, they work for me.  I send when I take a listing, when it goes pending, and when it sells.  I mail one in July to send market update from January to June and another from July to December.

1-2 times a year we walk our farm and put door hangers out as well as on Memorial Weekend we put flags on the front lawn of our farm.  We also do postcard mailings - Just Listed and Just Sold!  As well as a number of social media and marketing programs that are directed to our area.

Walking the neighborhood always produces good results. Once or twice a year, with something to leave with the owners, helps to be remembered. The effort is larger, but the effect is, in most cases, more significant.

I don't do neighborhood farming... but from past experience I would say you need to touch that farm at least once a month for a real payback.

I don't do this.  In the past my broker did post cards.  Now what I do is I market my listings, my open houses and my sales.  B&W flyers with my business card on them, put on the door.

if you're just starting the program, use direct mail marketing with it every month until you get some response...complement the mailed postcard with online marketing..... within a year, you should be known and you should be receiving calls for CMA's....

We are also doing a "micro farm" for our new listing. That includes a Just Listed card, a Market Update card, a Home Estimate card and a Just Sold card.
