I've had back sliders open for several days once.  Had to sweep the house with my gun out to make sure no one took up residence.

It depends on the agent showing it.  Some are really savvy and I don't worry about them, others I'll go and check on.  It also depends on the distance.  Not worried about lights, but fans and open/unlocked doors yes.

It is getting to the point where we are starting to, one agent turned the water on to a basement toilet, cost $300 in water.  Another turned the thermostat up to 90, twice, still waiting on the damage amount for that one.

We have a hot market with multiple showings a day so if one agent leaves something amiss, the next will usually fix it. I still check in person periodically.

No, because I tend to think and hope that agents are professionals and understand the importance of leaving a property the way they found it. But I do check on my listings once or twice a week to make sure.

For some unexplainable reason, securing the back slider seems beyond the scope of too many real estate professionals.

Did they fail to check? Could not figure out how to toggle the lever to lock? Refused to notify me of their problem? Saw something they wanted?

It baffles me.

yes....it's the listing agent's responsibility, in my opinion..... most feel differently..... my crew checks to make sure everything is secure, lights are out and in the winter, the heat is working... and this is another reason that we focus on listings in our own town....

No I do not. Many times I do not know when a showing is taking place because agents don't call beforehand and access the lockbox.. I have to trust they are doing what they should.
