Oh absolutely I would disclose. So many people are allergice to smoke smells like this (I'm one of them), I would consider this a material fact. And smokey houses in my market have problems reselling... you need to not put your client into a position where they have problems down the line.

Yes, I would definitely tell my client about the cigarette smoke smell, because if I couldn't smell it myself, I would want to know.  I'm not a smoker, so I would appreciate that comment Wanda Kubat-Nerdin!  I do know that 'smoke' can remain in drapes/curtains, carpeting, and leave yellow stains on a ceiling area if the person always smoked in one area of a room.  It would be obvious (though not to your client), and it's disclosure.

Absolutely...when in doubt, disclose. It could be an issue for friends, family members, guests, etc. And it could impact the value of the house and require costly measures to remove the odor.

I would definitely mention it.  It's going to affect market value and resale value if it's a smell that won't come out, like cig smoke.

I think it is important to mention it if the buyer cannot smell and then let the buyer decide if it is important to him.

Yes I do. I feel it makes a difference as it takes quite a bit of work to get rid of it. Not just dusting the place out but full out warfare against the nicotine.

Many buyers also tell me they smell dog when it's just a vacant house smell.

Sure. If you notice it, others will as well--including his family or friends. But its not so much "if" you should mention it, but HOW, to mention it.  Specifically, in a way that let's your client know its there without discouraging him from the rest of the house.  Frankly, smells, temperature, cleanliness of the home are all "transitional" issues that will dissipate or disappear entirely when someone new is the owner of the home.

So definitely mention, but not feature this type of issue.

I only "feature" issues of important such as a house falling off the foundation, or long cracks in drywall, but minor issues attendant to the lifestyle of the current owner is not ever something I would highlight.

I'd tell them - perhaps they have friends or family members who can't stand cigarette smells.

They told you they have no sense of smell or the smoke is so so horrendous, the kind where you wish for a gas mask and they are not wincing or eyes watering like yours... so you figure it is obvious to any one that has a beak that works? Maybe they are a smoker and all seems well and good. Pets, fish cooking, body odor, just plain dirty or smoking, it is the condition of the place. One more element, so focus on the cracks in cellar walls, roofs that leak, buried fuel tanks you know about and hope you write up a purchase and sale agreement.
