My experience is a little different. I’m not good at figuring out what they really want. I try to show them houses that would be good values but I’m often surprised at which one they pick.

Sometimes we only think we know what the client is envisioning, when we get it wrong it is a learning opportunity to find out what they Really wanted.

And sometimes they are not quite ready to buy and nothing will fit their needs.

I saw their vision, not the other way around.  I remember finding the perfect home for a client but it was in a neighborhood they specifically told me they did not want.  I did get them to look and they just HAD to buy it!  If they trust you understand their vision, they will follow.

I don't.  I spend my time trying to see their vision and help them locate the house that speaks to them, not one they will hate me for pushing on them.

After selling vehicles for so many years and a client coming in looking for a red two door and showing them those and they do not like it start asking questions and watch them drive out in a blue mini van; I'll ask questions and keep showing.

It should be their vision. Imagine strongly influencing someone to see your vision for a house and then they buy it and hate it, because it was never their vision.

I heard this from many agents and have the same experience: some buyers choose not what they describe as their dream home, not even close. It is all about them, not about you. Some do not really know what they want till they see it, same with dating:)

I've never tried to get clients to see my vision, because they are buying the house, with their money . . .  when showing homes I stay within the parameters of a client's wants and needs and price point.  Sometimes there is a reality check, and that's ok, because you are working together as a team.  Just because I love a house for them, does not mean that they will, even if it checks off all of their boxes . . .  more is involved, because emotion is part of that mix David Landau.  It's never 'just the facts, because it can also be the details'.

Every client is different. What is a constant is that they usually pick something much different than they thought they would. That's where we come in, show them a few that they had never considered. Often they say to me, "we didn't think we could afford/buy something like this." Others have a huge wish list, then end up buying something very conservative. Go figure. Welcome to real estate.
