Our MLS changed the laws recently and no longer allow Limited Service Listings. We are held accountable for 'uniform' services. And Limited Service still makes you liable, so that's a problem.

     I have offered "Flat Fee MLS" and "Limited Service Listings" for many years, and will continue to do so.  

    Does it work?  

     It's perfect for investors and landlords who buy and sell multiple properties per year.  They know the title companies, the home inspectors, the surveyors.  They are familiar with the forms and the process.  By paying only a Selling Broker, they are saving many thousands of dollars.

     But what about the Seller who is selling a house for the first time in many years?  They need to understand that the sale and purchase of real estate is a complicated process.  They need to know that they are on their own, they will not have a Broker to turn to for help.  Furthermore, I advise those Sellers to consult with a Real Estate Attorney before putting the for sale sign in the yard.  They will need that attorney when a Realtor brings them a 12 page contract with 9 pages of addenda!

In sixteen years, we've only encountered one seller who had a logical reason why he didn't want his property on MLS. His home was titled under a Trust and he worked for the Federal Government in a capacity that required as much anonymity as possible.

I don't care for listings that don't appear on the MLS. It's anticompetitive and it reduces the exposure of the property to a broader market, which is the best way to get a good price.

I've had several clients insisting upon Exclusive Listings with our Brokerage.  They're slower to sell but successful none the less.  Usually, they're quite unique properties that I'm sure would have been slow to sell regardless. 

We have many clients who only want our Brokerage involved in the selling process and choose us for that reason.  They know we're capable of bringing the buyer.

I do not offer it, but it is available by a few othere Brokers in my market. Sadly the Sellers find out AFTER they have paid their upfront non-refundable fee that it takes more than putting the property in MLS to get it to the closing table.

Here the limited agency listings go onto the MLS.  The seller pays the limited servcie agent for the listing and then deals directly with buyer  agents.

No, and I haven't been around long enough to know how smoothly things went around here when it was allowed. ( In the state of CO, we are not allowed to take MLS-only listings (C.R.S. 12-61);  CO has a set of minimum services that are required and an MLS entry is actually an optional additional service (CP-36). )

There are some that would still classify doing only the required minimum level of service here as "limited service", but it's not so limited as to be just an MLS entry. I'll be curious to learn how it goes for those that can still do it and when it might actually be useful for them.

I've not been asked to do a limited listing or pocket listing... my clients always want the most exposure for their homes. And I would definitely not take a limited listing. I'm a proud full-service agent because I believe doing what I do is what it takes to get a home sold. If I start limiting my service I'm compromising my own philosophy and how to successfully list and sell homes. It doesn't feel honest to me.

I have never had a listing that was exclusive and not paying a commission to a Realtor bringing in the offer.  I have had pocket listings and promoted them but always offer a commission.  I feel that exclusive listings that won't pay a commission are anti MLS.  The MLS, Multiple Listing Services, was created to bring us out of the dark ages.  It was most beneficial for buyers and sellers.  Those that don't share are hurting all of us, especially the seller since they aren't getting the best possible offer.
