The sale of my own Condo was a disaster on closing day.  The Buyer decided she wanted to walk because during her final walk thru, she thought the unit no longer looked like when we lived there.  She admitted at the end of the discussion that she had really bought into our lifestyle and furnishings more so than the building and unit!  Oh well; sucks to be you   Show me the money!!

All the above. TRID hasn't screwed things up yet.
The funniest and most awful was about 12 years ago - THE DAY OF CLOSING, cash buyer, funds in, everything ready to record . . . little hippie chick buyer decided to get moving on putting up 'For Rent' signs on the property. The neighbors started calling the seller, shrieking. Seller, who lived nearby DIDN'T WANT NO STINKING RENTERS IN HIIIIIIIS PROPERTY! So he called agent and title company and REFUSED to let them record it. The buyer was mine, and I raged and rampaged - all conditions were cleared. My broker said, yeah but it's not recorded and it hadn't gone up yet. We had an almost identical property available, took buyer's earnest money out of old deal and put her in the new one and made it a contractual item that she WOULD be using it as a rental. The seller didn't care. Damn rednecks VARMINTS!  Tony and Suzanne Marriott, Associate Brokers  wish I had Sam back then!

If you've been in this business a while who hasn't? I once represented buyers on a deal where the seller  was so obnoxious at the closing, I walked out with my buyers and told the attorney we would not sit in the same room with the sellers and to let them know if documents weren't signed within 10 minutes, they'd be seeing a lawsuit for performance. Sellers signed. Attorney was seriously frightened by me!

Another time, buyers came to a closing saying they were $1,000 short of the money needed and wanted us to reduce the sale price by $1,000. As they had already stored their possessions in the seller's garage, I told them they would never see their possessions again and, by the way, they just better cough up the money in the next two hours. To this day, I don't know how they did it, but they showed up two hours later with $1,000 in cash. I still think it was an attempt to shake us down.

Yes, this past Friday. Buyers didn't come to closing as they did not have the cash to close. Wanted the seller to give them an extension he said no. Got another cash offer today on the property.

Fred Griffin Had a couple of close calls, but always managed to work it out at the settlement table. I listed a property "As Is" with the buyer agreeing the seller would absolutely do no repairs. The buyer had an inspection done for information purposes oney and tried to get the seller to pay for repairing the furnace by refusing to close. After we discussed what he signed in the contract, he closed.

I had a transaction at the closing table where the Buyer, after the final walk-through, stated that old bales of hay were still in the barn.  Insisted that the barn should also be broom swept clean.  This was up for debate.  Final decision was to held funds in escrow until the bales were disposed of by Seller (whom I represented).  This resulted in the Seller upset with me.

I have had a few.  The most recent one was this past Friday.  I represented the seller and it was suppose to be a mail out to the seller.  Everyone knew it was a mail out to the seller except the lender who was preparing documents. The lenders office had been calling me for the past 2 weeks to invite me to a happy hour they were having on Thursday night.  The buyers agent finally gets in touch with the lender - at the happy hour and the lender says, I wish I would have known  hours ago???  I think there was a breakdown in communication between the lender and title co.  Long story short, the sellers drove the 5 hours into town, finally were able to get an appointment with the title company, it took 2 hours for title co. to get seller to sign 10 documents.  Longest seller closing I have ever had.  You should have seen the look on the closers face when she found out the sellers wanted a check instead of a wire.  Seller got their check and everything was good.  The next day the buyers agent calls looking for a garage door opener.  The buyer is wanting to make an issue at this point over a $30 garage door opener.  Fun fun!  I emailed the title company on Monday since they didn't bother letting me know it closed and funded.  My check was ready about 3:00 so I picked up, headed to the bank, then the bank sends the check back and says I'll have to call the title company, that they cannot deposit.  Really........will this ever end??  Apparently on their end, they have to release some type of security on the check in order for it to be cashed.  They took care of it right away and apologized.  No one is perfect including me but I am just glad that one is over!
