We have noticed that many don't want any input...

They just throw it in the trash after they shrug off the insult (hopefully) of being told they are not competent enough to find appropriate comps.

Yes, plus the feature sheet showing all the updates/upgrades. I just hand it to him, nothing said about it.
Since I work for the seller I be sure that the appraiser gets 'my' set of comps. Not everyone is thorough or knowledgeable.

I work in a niche market and appraisers often get it VERY wrong because the same house in a five block range can vary by $500,000. When the appraisal is scheduled, I email comps to them.

If expected to be a tough appraisal; YES!

Whenever possible I offer it to them, some appraisers appreciate the information, others feel they are ok without it. I feel that just being there available for questions is helpful especially when a property had extensive upgrades or remodeling done to it.

Yes, if I'm able to meet an appraiser. I bring comps and all other necessary information they might need.

I always prepared a very complete package that saved the appraiser alot of time.... very detailed information about the house, also....plus all of the information from the town records....

I have subject property information along with comparable sales.

Can't remember the last time I did so. The one time I did, the appraiser took the document, crumpled it up in her hand and stuffed it into her bag.

I have not so far, but the last appraiser did a poor job of selecting them and I probably should have helped him out a bit to find More accurate comps.

Peter,
It is my job to do everything I can in my seller’s best interest. I have had good luck making comps and a feature sheet available to appraisers.

Good morning Peter. I recommend to all listing agents to have comps ready for the appraiser, most appreciate the efforts.

Peter Mohylsky - I tried to do it once and appraiser was upset with me!
Since then, I do not.

Not generally full sheets or a packet. I know most of the appraisers in the area and give them addresses of closed properties that will be the most comparable. Most of them don't need the help.
3,490,108
I provide the comps I used to determine price ... and note upgrades impacting value.

YES! Regardless if they ask for it or not, it's our job to justify the price.

Most definitely, I leave them in the entry way of all my listings that are vacant, since they go stealth. I meet them & greet them and offer a packet when my listings are occupied and as a buyers agent, I work with the listing agent to do the same. Always short, sweet and non-confrontational.

I don't think it would make much difference unless the property was very unique.
3,240,482
totally depends on appraiser. If they are not local to my market and it's my listing of course I do.
5,278,608
Yes - information about the comps, and a list of any improvements to the house plus the listing sheet

Appraisers don't want anything from agents or brokers. I know you are trying to help them, but don't. Let them do their job and you do yours.
1,466,267
Peter Mohylsky I don't put a package together, but I do provide the comps I used to justify the list price.
613,494
As an exclusive buyers agent it is not my job to keep the price up or make sure that it appraises. That should not be a buyer agent concern, unless they are desperate to close the deal.
My fiduciary duty is to get the lowest price for my buyer...so if the appraiser thinks the property is not worth the sales price, so be it.
Seller will have to reduce the price.

Only when it might be needed. Apprasiers have access to common sources. What they need is what they dont know or have.
824,329
Yes, I bring it with me and if they want/need it, I provide it. Some do and some don't.
1,677,996
I tell my sellers they can print off a list of updates and leave for the appraiser. We are not to contact or try to influence the appraiser in our area.
3,417,825
On some homes yes, but knowing that appraisers usually do not look at what agents give them, i make sure they are true comps or i could hurt my own efforts
