Sam Shueh gave you the perfect link. and answer to your question.  I have learned that one should ask these lead generators, why are they not getting their licenses and take the leads and run with them, given there is so much money in it.  Another clue is that they use dot.org which is usually used by non-profits...A  

I would Google Complaints on downpayment.org. It bothers me that they used .org. That is a red flag for a business to use that extension.

It sounds like a scam.  I've seen their advertising and there are alot of costs they want up front.  I suspect that their "buyers" aren't going to be qualified and that they wont be able to buy.  I would pass

Sounds like Lead Sellers. 

Their consumer page uses a bait and switch "see how much you qualify for" page (it ultimately requires your name, address, email address, phone number).

Based on fees alone I would say pass. I would think this could be an issue for a lender but folks far wiser than me may have other opinions

My litmus test for all lead generators is to send me 5 free leads then we'll talk. Not one has ever fulfilled that simple requirement of their "great" product.

Even before I read the comments I was wondering why on earth you would even want to check them out. Local lenders are always the best way to go.

Upfront & Monthly fee:  No

If they are giving the claimed number of  legit referrals, they will make a boatload of money on referral fees.  They don't need the other fees.  

The lender is going to want to know where the downpayment came from and will factor into the loan.  Sounds dicey.
