No, & I have been conflicted with an upcoming listing which I believe will now be overpriced. Now the market has changed with more listings in the same neighborhood offering more making the LP I said incorrect.

Somehow I will have to breech that topic to the seller.

"But what price?" ....The proper price. The comps always reveal the truth of the market and...the market determines the value, not the seller, not the agent and certainly not "the need". It's up to the listing agent to guide the seller to that price. If there's too great a difference of opinion, I walk, as an over priced listing:

  1. wastes my time, talent, money & energy.
  2. makes me look like an amateur & desperate to have that listing (when I'm not).

  3. creates animosity between agent & seller by day 30

The only ones I don't take is where the seller is not honest with me or is hiding things. Sometimes I find this out before I sign them up and sometimes after in which case I threaten to fire them. I will not put my license at risk. Often, I can get them turned around when they realize what trouble they can get into. Only had 2 like that, one during a listing, one whose listing I did not take. Everyone else, bring it on.

I had to read the replies below before answering, as I have seen us take all Listings, and after now being a realtor for almost a year, I see how 'things can progress' 'or not' with some Listings.  I would be more selective, because I have seen homes on the Market for over 120 days with multiple price reductions and no Offers.  I have seen neighbors come over during an Open House and say, 'I wonder why this house hasn't sold, it's lovely - they are such a sweet couple!'  Their house looks similar inside, and they see nothing wrong with it, and no one has done any up-dates over 30 years.  Not many older folks who are snowbirds, want to or can do complete remodels on a second home - I know some are also unrealistic in wanting to live in this community, and want a house that is in today's style and not the styles from 30 years ago!  And how does it make you look when your sign is out front for months and it is going no where, and the Sellers are not happy with you.  True you meet new prospects who are 'just in town for a week and going to all Open Houses looking at floor plans'.  True you talk with neighbors who come over to ask 'why hasn't this house sold'.  And if some are 'interviewing you' is anything coming across positive because they see the house 'not moving'.  Excellent question TeamCHI - Complete Home Inspections, Inc.!!
