We have a marketing proposal with both agent and brokerage level advertising, web, and marketing.

When asked by the homeowner, I explain what I will do.

TO put the property in every possible place it can be listed.

Just tell them the truth.  No I don't have a canned answer,  since every property is different.

I have a customizable list that I show home owners before they even ask the question.  It is customizable due to location and type of property.

Chances are, they've already SEEN what I'm doing with another property/ies. Samples are provided, if not. The actual marketing plan comes with the listing, and items checked off as completed or continued as with ongoing tasks.

I have a full-fledged written marketing plan and I customize it for the property and target market. But I'm not sharing it here! LOL

This is my first time here. BE EASY ON ME!   

I have a formal listing and buying presentation. I normally  only use it to help my client if he asks detailed questions that are important to him. We normally end up covering almost everything by just going over the process. Then I tell them I will e-mail them a copy if they want one. I have found that normally they don't want one.  My biggest and most important question is to ask, Do you trust me? And will you be patient during the process?  The most important part I focus on is the CMA and pricing. Seems that getting a trusting relationship starts the whole process. It makes it so much easier.  Every house is different and every client is different, I like to qualify their personality first, so I know how they want to proceed.  I really just like to enjoy my listings and not use a lot of fluff.  If I've done my homework, on the important pricing issues, it is really what they want to know about. Keep it simple. so they dont fall asleep at the table.

So looking at all the other posts, seems like mine is the longest!  I shared!

This was a house in the shooting zone and it sold for 25% above what anyone expected. This one was sold after the investor followed by directions regarding the upgrades. This house was deemed unsellable until I created the back story and now it is sold at a sizzler price. The owner of this house was patient trusting me that the right buyer will raise their hand.
