Our Brokers Tours used to be a fun, effective experience for (esp. new) agents. 2 things happened: market picked up so dramatically that homes sold before they could be toured. After it slowed, our association changed the format. Previously, you stayed with the tour, stopped at each home in order, start to finish. They changed it to a list of open houses that agents could tour or not, and agents paid a dollar to pitch their listing. It didn't work, and faded away. Moral of the story: don't let your Association fix what's not broken.

ORange County still has them- different city area different days. Laguna Niguel and Aliso on Thursday Rancho Santa Margarita and Coto Friday - they have meetings . Newport has a caravan but no meeting. Laguna on Wednesday - I find Laguna the most useful as they have a speaker with local topics. It can be an efficient way to have many buyer's agents take a look, and some bring clients around noon. Food is usually the draw

Yes, but our caravans are different now. We get a list of the properties and times they are open and you can pick and choose which ones you want to visit and not in any order. This gives us the option, if there is a long list, to pick the ones we want/need to see.

I dreaded the mandatory caravan when I was with Coldwell Banker and C21. We had to see every office listing, even those that were outside of our marketing area or price range. The Caravan was after the Sales Meeting; it shot up an entire day.
Our Board still offers caravans, but I don't participate. As a Buyer's Broker, I find that doing my own property previews is more efficient. As a Listing Agent, there are other ways that I can target the appropriate Agents.

Yes we have them and I try to get out to see as much inventory as possible. We break up the city into 3 separate days because there is usually alot on caravan. Its both a time to preview a property and bring a buyer through but these are generally open to the public as well. Many times the property will sell during that caravan day. We also have any properties that never have public open houses.

no, i can't justify being trapped for half a day just to have a few agents preview our listings. It just looks good to the seller. As long as your seller realizes all agents with a willing buyer can find it, there really isn't a value to drag a few agents through who are only there so there listing will be shown also.
