It depends . What is the cost and what is the value ? If you start with wall paper then the next project maybe to remove that lime green carpet and then how about the pink tile in the bathroom. Where does it end and will it matter to a buyer who will be buying the house and making their own improvements

Yes. I visited a house last year and it had wallpaper all over it. I told the seller it needed to go and she has been working on it since. They will be ready this spring and it will make a huge difference.

Every time I see wall paper I suggest sellers remove it.  Buyers punish beyond what it actually costs to remove it.

It's not just the wallpaper, it's the window treatments, the light fixture, etc. etc.  LOL But to answer your question, I am very forthright about what that wallpaper is going to cost them if they do not remove it.

That 3,500 SF Dunedin house, with all the cool stuff was more that the seller could manage. As we toured the house she shared. "I just had this designer wall paper put up last year. Was that a mistake?"

It depends on how old it is. I've also seen people paint it, rather than remove it. Not all wallpaper is ugly. I still see it used in commercial, i suppose because it's easier to clean than painted walls. In this photo, i would remove those two tone drapes, and that painting on the wall, and get a regular table cloth.

I'd suggest that wallpaper be removed and replaced with neutral wall paint.

Most sellers follow suggestions and instructions very well.  They see it as an assignment that will yield them more money, which it will.

Other sellers don't see the point, cannot afford to make the changes or simply won't do it.  

I met with a seller whose property had a significant amount of wallpaper on it, including on the ceiling.  He said that he will not remove the wallpaper and repaint.  So be it.

It depends. The wallpaper in your photo looks fine. It fits with everything else in the room. In another room it might look dated and will need to go. And if it's in a bathroom I definitely suggest removing it. Most sellers I've worked with are happy to follow suggestions, as long as they make sense.

Unless the wallpaper is part of a historical house....yes break it to them honestly. Most buyers want a clear canvas so they can paint their own memories in there new house. Help sellers realize they enjoyed their home, now it is time to find a new one and let go emotional of their present house.

I'd have to say it depends.  It depends on the list price, area, location and the rest of the house.  If the wallpaper is minimal, then no I don't.  We don't see a lot of wallpaper in Arizona.

It depends. My buyer clients purchased a home that had wall paper in every room. The price was unbelievable and they removed it themselves!

Most buyers do not like wall paper.  Always suggest it be changed but some have no time or resources to get it done.  In that case you can give a concession to get it done.  Doesn't help with getting a full price offer but is a compromise.

I have asked people to repaint rooms before and many do comply.   I had a home recently where the walls were a very dark purple.  It made the home seem cave like and small.   They repainted in white and put up curtains and took down the blinds.  The house sold 3 weeks later.

Nope. In small rural markets where the prices on property listings are so low to the ground, it all goes away. The home stagers, how's the feng shui  index, all the layers of players, and just a case of if the paper is torn, missing, let's finish it off to be the same if you have another roll of that pretty pattern kicking around. When the home for sale in Maine is $18,000, $27,500 the pattern, color, era of the paper is less important than when the extra zeroes get piled on the price tag as you move closer to the population centers.

Wallpaper is coming back! Yes, it is. Believe it. And some people like wallpaper, they think it's cleaner, more attractive and unique. Although I worked on a home in Elk Grove, an upper end with horrible wallpaper, and it wasn't gonna sell, but not so much because of the wallpaper; it was more due to the small ceramic tiles in the bath (4x4 and 8x8) coupled with the ugly wallpaper that made it atrocious and scream TOO MUCH WORK to a buyer.

By all means,YES!!! The "Curb Appeal" concept applies throughout the house, except for the Den where a shocking accent wall will be excused and the garage where ugly is expected! The rest of the house is usually not forgiven if ugly, cluttered and unkempt!
