Easy out can also be in the agents best interest. I had some sellers a couple years back that turned out to be the most annoying sellers ever. I just had to tell them to get another agent lined up, because I no longer wanted their listing. The list price was over $700,000.00. I will let any seller cancel a listing agreement.

If someone, which I cannot imagine doing, comes to me after listing and wants out, I wish them well and let them go minus expenses if any. I don't do forced business. This is a life changing event. I only do positive ones

I use them all of the time.  I want the seller to want to work with me but if it isn't a match made in heaven I dont hold their feet to the fire.  I've never had an issue.

Tony Lewis people are afraid of this clause being mis-used! I feel other way round - this shows your confidence that you will do everything possible to make sure the home sells.

And that confidence may win you a listing!

      Absolutely.  If they want to go, I let them. 

     However, I take up an upfront fee to cover my basic costs.  And of course, I have a one-year protection clause if they sell to any Buyer who previewed during the time I had it Listed.

My fear has always been a seller having a deal in place and not wanting to pay a commission or being snaked by another agent.

I will not entertain discussing termination of a relationship before it begins when the seller expects $ invested in advertising and marketing to sell there home.

No one wants to risk getting trapped.

Many fear there is something hidden in the shadows that will hurt them.

Many may feel they were manipulated into making a decision.

The easy out is their insurance policy.

But you should read what some of those 'easy out' clauses say. It is these ivory tower brokerages that lurk in the shadows for with these skeptical sellers are on guard. But they still sneak in.

Tony Lewis I have two easy outs. 1) We mutually agree to part ways and 2) The seller can break the contract after a minimum period of time on the market. I will ask them to pay the expenses, if they opt out early.

I agree with Jeff. I want to work with seller who want to work with me. If they don't trust me then I would be glad to give them and myself for that matter a way out of the relationship. Why put you through all that pain an suffering.
