Why yes because 9 times out of 10 they are not describing what they've done correctly or the 'new kitchen' turns out to be done in 2000. I've even had people describe their house as 3BR & it's got 4.

Sorry, I don't play that game. I want to know who and what I'm dealing with before I give out dollar information. Sounds like someone who is going FSBO. Whatever information I give out, there is some "agency" involved and I don't want the liability.

No, i get this question daily, just explain that too many variables are involved to give a responsible estimate and I will have to take a look.

Good morning Andy. If I was in the business, depending about my time availability, I might assist or engage them, as there might be an opportunity.

I explain that I need to see the property to give them proper advice. Just off the top of my head.. no way.

I explain to them that I have to see the house. 

I tell them I need to see it to be sure I am giving the credit for all their amenities and upgrades. I usually get the appointment.

Hi Andrew, yes but sometimes it's necessary and hope they contact you in the future.  Especially in the high end they update their annual balance sheets.

I fire up the CIS Score and let them calculate the value of their home based on their intimate knowledge of the house and my expert knowledge of their community. And the only knowledge they need is "Brand new" or 'needs replaced." It's a beautiful thing.

I give a wide range after looking at what's on the market and what sold recently,  but tell them I cannot do better than that without seeing the house.

Nope. We have immediate access to most of the information we will need other than a physical inspection of the property.

I'd probably say that I know the neighborhood and it's lovely (if that's the case) and then I'd ask when it's convenient for me to see the property.  

I would rather gice the guess than have them go to Z orT and then have more headaches down the road.

If it is done right why not.
