I know some who take a reduced commission on million dollar plus properties.

Good morning Vegas Bob. If the transaction is large enough, I would consider a discount, fortunately it is something I seldom need to do.

There are some agents in the Real Estate Market that are selling homes for smaller commission splits and with the cost of living, etc, I am wondering why???

Lets see...
I allow my broker to take my money with ill-legitimate fees.
Other agents reduce my compensation via MLS fee to rake back what their broker stole.
I give big chunks of money to relocation companies.
I pay generous referral fees.
Many lead generators accept contingency payment.
The dark side wants a thousand dollars a month which agents gleefully pay.
Bird dogs and service providers are rewarded for good behavior.
Service level selection allows those who hire me to choose the level of service they want.
Of course I will NEVER consider taking a cut in compensation.

My goal is to write 5 figures ( 00,000) of income per month , so yes I would consider discounting if it's what I need to do to reach the 5 figures THIS Month (it's a business , not a job !).

Rarely, but I have and usually with buyers/sellers that I have done multiple transactions with or when it is important to keep a deal together and for legitimate or unexpected reasons.

It is interesting how everybody says no to cutting commissions but they would jump at the chance for a referral. I don't understand!

Definitely not on the listing side. Most likely not on the selling side!

It depends on the situation but its not a habit. When I first started I was the independent surrounded by the big boxes. Now that my box has grown and value is consistently delivered, it is no longer necessary. There are many reasons why agents opt to reduce and if it works for them great.

Robert 'VEGAS BOB' Swetz - I am sure there are people and franchises that advertise that the value in working with them is getting back some commission.
Value in working with me is lot more than cutting commission.

Depends on the situation but generally no. Many times I've felt that I should be making more. It's all how you value yourself and your time.

Like they said in school "All commissions are negotiable." I try and make a habit of not answering beyond that for what I'm willing to do.

I have only cut my commission when I listed a property for a military family where the husband came home and needed to sell their home due to injuries he sustained.

Though I am no stranger to volunteer work, cutting of commissions just makes an agent look desperate and like someone that I would not be comfortable having in a position to negotiate for me.

Absolutly not and our buyer clients never ask.
The only person that ever asks for my paycut is the listing agent and I always say NO,
Purchase contractS are between a buyers and sellers and it is up to them to work it out any differences...AND THEY ALWAYS DO.
I have never lost a transaction over not cutting my commission and I will continue to do what other professional do...get paid the full amount.
I can't imaging asking my doctor, cpa, mecanic, or anyone to take a paycut. I would not dare ask.
Oh hell no!

Robert 'VEGAS BOB' Swetz Cutting your commission only devalues your worth. I don't buy listings by cutting fees.

Yes, I do take a lower commission from time to time depending on the property. I also offer a lower commission to my repeat sellers and/or those who also buy with me.

It depends, each case i look at individually, if it makes a deal work i would not have otherwise, perhaps. Everyone wants me to work for less and my favorite line is sure if on Friday when you get paid you give me half your check.

Yes, in some cases. One last year, sellers had lost jobs and had no cash on hand, we had contract, I reduced commission so they could sell, and they netted a couple thousand dollars.

I am not one that likes to discuss commissions but can tell you if you work in REO you work for less, if you do Short Sales sometimes commissions are used to payoff liens, list or sell any Auction properties expect less commissions. This year I am paying forward a % of my commissions to charity so I guess I am willing to take a pay cut.
