We do online files but I still have the old fashioned manila files with the dual prongs to keep hard copies of document copies for backup. I have been doing this 30 plus years and some habits are just hard to break. I've been saved too many times by having a hard copy backup for cyberspace gremlins. I tried color coding years ago for organization but found chronological ordering works better for me; so I abandoned the concept.

What I have done though, is to use different colored Post-It Notes on the 'tab' part of the folder - Sellers one color, Buyers another. That way, if for some reason the folder gets recycled, I'm not taking off a tab or putting a new one on over it - I'm just peeling off a Post-It Note!

no, I never did.....alphabetical order is as good as I got!!!! my closed transactions were filed with the buyers' last name first on the file folder....and then when that buyer (now seller) wanted to sell again, I'd go right to the file in seconds.... I filled a file drawer every year.... all I needed ot know was the seller's last name and the year they bought....

Like everyone else, I find my file folders are getting thinner as documents cease to exist in physical form. That said, I still have a hanging file for each transaction and color code the file label: Yellow for buyers, orange for listings, blue for under contract, and purple for closed. Most likely to disappear are the closed files -- my office has them all stored online so I can safely let go of those.
