HOAs . . . an AR member in fact took a local HOA to the mattresses and was instrumental in getting law changed - HOAs CANNOT prohibit real estate signs as long as they are no larger than 18 x 24 with one 6 inch rider.
I'm in county unincorporated but I am unaware that the cities nearby have prohibitions on signage - ALTHOUGH the STATE does on highways.

Yes, but many agents ignore them. The State has regulations, each county, city, and town has regulations. yes, and even some HOA's have them, and in some no signs of any kind are allowed. Communites enforce them, and will remove illegally posted signs.

Beverly Hills, Aspen, some private clubs in Florida, Naples, Florida, and everywhere else we have worked, have many sign restrictions. In BH you have to buy a permit for every sign including those in the windows, Aspen City restricts the size, private club will only allow sign for open house, Naples sized per HOA. I'm afraid so! They do have a size restriction. f a directional sign or open house sign is used, it must only be in the yard of the home. Not on corners or between the sidewalk and the curb, or you will be fined $25 per sign violation.

Our city has two small pickup trucks where zoning guys ride around town, pulling up for sale signs, get rich quick signs, credit repair signs, cheap dental insurance signs, etc. from City right-of-way and from the medians.
Tallahassee has an un-official "grace period" from Friday after lunch until Monday after lunch, that is the time that Realtors put their Open House directional signs, and citizens put up yard sale signs.

We live in an age-restricted community with an HOA Jeff Dowler CRS. And yes, our town does have restrictions, on both size and locations of signage. They used to enforce the restrictions a few years ago, but I don't see it happening currently.

We have a lot of HOA controlled neighborhoods that are strict on their enforcement including size, type and location of signage. On the other hand, we have a lot of unregulated areas, especially highway intersections, where it looks like a trash dump. The community as a whole is still mostly rural and generally unregulated.

Yes we have several communities like that. In a couple, you cannot display any signage at all except for the day(s) of the Open House or broker caravan and then signs are limited to a total of 5. In one community in particular, no signs are allowed except for outside of the community (on Open House days only) and then one at the driveway.

Of course. There are rules and rules and rules and ordinances and restrictions, right of ways and objections from all directions.
But if you know the enforcers go home at 3 pm on Friday not to reappear until Noon on Monday, would that change things?
In those communities sheltered behind the wall, guarded by gates and access codes with block after block of opulent monotony, these enforce their standards with great vigor. That also means they are more reliant on the local real estate agent to help in selling or buyer real estate than other communities. That works for me.
