Virtually none... I haven't had a client do this more than three times in the past 18 years and then only when the homes were sufficiently unusual and where there were no recent comps.

Many sellers think the CMA and an appraisal are the same thing and we have to explain the difference.

It depends on your market.  Up here, my luxury properties are quite unique and comps are usually non-existent.  I do the same as Michael J. Perry and credit the Sellers back upon closing.

And most of them do not want to really go for it - as that number may be different than what they expect!

If the property is very unique or less than three supportive comps found, I highly recommend getting an appraisal. Of these, about 75% take the advise.

Not many, maybe 1 in 50. They are not willing to pay for it and in the end an appraisal is subjective and I tell them I can do pretty much the same thing and have the experience to tell them waht the market is doing.

Zero percent sounds about right. They are sometimes a necessary evil that requires a hard sell to your Seller especially when the distance between valuations are vast.

Never. Because what do you do if that pre-listing appraisal is too low? In the due diligence section of our contract buyer agents will ask for any appraisals on the property.

I've never needed it. In fact, I took over a listing from a broker that was showing buyers a two year old (pre-market correction)appraisal. Seller was furious. Agent was showing buyers an $800K appraisal report. Listed property at $749. I took over and

listed for $669 and sold it for $660K
