I would just negotiate a good price on the home.  Why would you want to pay taxes and commission split to your broker on your own deal?

most builders i know will pay a fee, but they just build that fee into the pricing, so its of no advantage to collect it.

It depends if the builder is offering a commission and as Patricia Kennedy says commissions are paid to the broker.

It depends how your structure the deal and your contract with your broker. some brokers do not charge anything if you sell/buy for yourself.
