Never heard that one about the cash but that * usually means 'BUT'. Exclusions that make most of the deals not included.

I think ads like this are nothing but trickery to the public but I'm sure they get some business off it. Problem is, I wouldn't want the  business where someone is looking to take $1G out of my pocket.

Yes.  A friend of mine did this back in the day when things sold like hotcakes.  Asterisk usually referred to that you had to price it where the agent said to and all received offers had to be far under list price.  In otherwords, you couldn't list an average 3br home (worth say $400k) for $20million.  Nor could you list it for the $400k and reject a good offer at $400k.  Basically no messing with the agent to get the grand.

It ususally means  a lot of excuses not to pay.  I'm sure you have to list at their recommended list price and do staging and cooperate with showings etc.
