Then I show them some things they don't know they want, based on listening to what they have told me about their needs.

Yes, I evaluate the buyers and decide what is best. We can waste a lot of time and emotion showing too many properties. Judicial winnowing is a skil agents learn form experience.

It's really a combination. I do search for listings for my buyers, but often times they already have the properties picked out that they want to see. Oh the power of the web. It's certainly changed the way we do business.

I listen and we select together. Once I get to know them better, after a few showings, I might suggest a home that I think they might like. You have to know your market well to do that and have a good sense as to what your buyers might fall in love with.

I find their criteria and expand it slightly but never show them homes above their price range without discussing it with them.  Most often they'll be the ones to ask about a much higher priced home and simply let them know that showing homes above the indicated price is the surest way to lose a client.  I then ask if they would like me to readjust their price range.  At the beginning of our relationship I stress to them to give me the absolute maximum price of the homes they want to see and explain how I work.

They can pick what they want, and if they miss something I think they will like, I will add it. And then buy what I picked because . . . I listen and watch. If they are truthful, I figure them out pretty quickly.

Yes Jeff it does depend a lot on the buyer, but I usually select the homes and then give them the pros and cons and let them make the final decision.

I most often don't pick out homes for buyers.  They usually find them on the net, then ask me about them.  I will guide them based on what they've shared with me about their wants and needs.  IE if they don't want to be next to a school, I will make sure their choices fall within that want.

If they tell me they want a 4+BR and 3+ baths, in X-Y price range and in a specific area, I'd be stupid to show them anything outside of those criteria unless I thought it was a superb home for them.  98% of the time the homes shown are within their criteria.  2% of the time (if even that much) homes shown may not meet one criteria element, but can still work for them.

Combo - sometimes one home has 1/2 of what they want & another only has a different 1/2. Then I found out priorities.

In my area a raised ranch is considered to have a partial basement but not really what a true basement buyer would want. They don't know that - I do & 'de-select' those homes.

Jeff, mostly homes that come up on their search criteria. There are times buyers will send me a link from ... you know where ... and say they want to see it.  I show them whatever they want to see if it is in their price range.

Good buyer agent conducts a thorough interview and listens to their clients. Most of my friends rarely show more than 3 or 4 homes before a contract is written.

Each buyer is qualified before or very shortly after the first showing. If a home is above the qualifications then it would become a no show but any others would be shown.
