Lah di dah!  Really?  It reminds me of Web Site providers who boast that they give over 5000 hits a month from buyers, and the most recent one told us 10,000.  When I asked how many convert, the answer was 1 or 2 in 5 months, then how much do you pay?  One could pay a small mortgage for that amount...LOL

It's a disqualifier in fine print to list the exceptions and such so they can't be held to their specific claims in a court of law.   "Ready to buy; haaa!   It's basically the liar's protection clause.   I'd shy away from dealing with a person that has a disclaimer like that on their page.

The asterisk suggests a foot note which will explain numbers ending in "0" or "5" are approximations. The real number may be HIGHER or lower.

In a list of 7,000 email addresses, statistically, how many WILL be active buyer or/or sellers? Those who do not have such a list are quick to poo-pah. Those who do have a list, get to talk about it. Reality is not always confined within our own little boxes. (Hint: I have 6,000 in my REMAX database.) Statistically I do know how many will raise their hand this year.  Better still, I know how many of those 6,000 are reading what they receive. More than you think.

That's the one i got today. Funny thing is, a 2 agent team has mailed 4 copies of it to one of my sellers who's listing is active. They claim they have 4100 "Buyers in Waiting" that they registered on their website, and they are all looking for a " home in your area". I'm seriously thinking of making copies of all 4 including the envelope that shows the postage date, along with copy of my listing, then stopping by and giving their broker the copies. If they have 4100 buyers, why haven't they brought any of them over to show them my listing?
