I haven't heard of this one but years ago I offered a buyback to one of my clients that was afraid to buy. They laughed about it 10 years later when they were looking at a huge profit on sale. I couldn't convince them to take me up on my offer. I got the listing and a happy seller.

This used to be taught by at least one of the super-agent conferences. The terms and conditions make this a gimmick. Agent has a chance to sell the “buy back” at a below market price. Can also require you to buy a house from the agent before they have to buy yours back.

If it looks too good to be true, it is. There is always the part that is not advertised such as what price they will pay. These people must have an investor backing their statements or the NAR Attorneys would have their license. They can't buy all of the homes they sell back unless they can prove that they have enough money to do so. We need more teeth in our Association without going after people for superfluous things.

Wow, I haven't heard of this one yet. It has to come with lots of conditions. If a buyer bought it above appraisal, I'm sure that the agent wont pay what the buyer paid. Either that or the agent is banking on home prices continuing to rise.
