Nah, I tell them to go pound salt and they go away.

I have no clue what you're talking about. Perhaps I'm having a blonde moment.

Really! Someone tried to squeeze you for more $$ to do/close a deal?
That violates your exclusive relationship with your seller client.
Did you turn that agent over your knee and spank them? Lately, a lot of them need a paddling!

........using the terms of an offer, or the submission of an offer, to attempt to modify the offer of compensation.

Yes but fortunately only from reading. Never had the commission issue come up in any of my contracts.

A close of escrow violation? Didn't know such a thing existed! ![]()
Not a clue what the 16-16 is since the realtor.org code of ethics is null and void out here due to the forced nature of our membership.

Michael,
Not the same but a similar problem. I haven’t seen it in a while but for a time a certain national franchise seemed to be coaching their agents in Texas to insert a commission higher than offered in the MLS on the last page of the contract that agents didn’t typically look at. Listing agent either had to reduce theirs or try and talk the seller into paying the higher amount. It often didn’t come up until the HUD-1 came out.

Putting a change of commission in the offer to purchase is also illegal in Wisconsin.

Yes I have had an agent send me over an addendum altering the compensation. I promptly sent it back and asked that it be removed.

In nc it is illegal to put any compensation in an offer. Had it happen a couple of times.

Michael J. Perry I never had anyone try to include it in a contract, but I did have an agent try to change a coop stated in the MLS prior to closing.

Never encountered that ... however I did once have a brokerage put in a commission demand for more than what was offered in the MLS.
