P.S.  In MY book, you market yourself and your abilities with your marketing of the house.  "Oh wow!  Ryan does an amazing job showcasing this house, I'm going to call him right now to come list my house!!!!"  That is the result your marketing should invoke.

For all, print media.

For many, spend small dollars to remove the offenses that the owner did not recognize of did not address. Example, if seller could not get around to replacing the mailbox, I won't allow that to be a first offense. Nothing shows the seller you are invested in their success like rolling up your sleeves.

With very little effort, it is easy to see the legs such action creates.

And more importantly, I am there for the showing and "I" not the buyer agent, presents the house in all it's glory.
