I turn down few listings but if I do, there is usually a legal issue that could arise about either the property and/or what the seller is trying to accomplish. They may hide things from me or tell me outright and I won't be a party to it. I will not work with dishonest sellers. Enough said.

I have turned down listings for unreasonable requests or when I do not quite see eye to eye with terms they want. I had one property owner ask if I would mow the lawn while the property was for sale and I of course said I am not a landscaper and if you can find some one else who wears 2 hats good luck.

I understand turning down listings that are not a fit.
I know someone who has listed his home several times and it seemed that each time he was close to a sale, he'd raise the price. It didn't seem like he really wanted to sell.
He said he's going to give the listing to me next time. Um....

when I was an active listing agent, I would not hesitate to turn down a listing that I knew would be time consuming; or more than our market could handle, i.e., a million dollar listing in a $400k market!! and I try to instill that mentality in those for whom I market.... I HATE IT WHEN THEY TAKE A HIGH END HOME IN OUR MARKETPLACE.... IT TAKES OVER A YEAR TO FIND THE BUYER.... I should charge them triple for doing that....

i recently turned a listing down and the sellers asked the agent who took it to call me and ask my advice. i gave it freely and wished her the best - she's doing it for 1% and listing the property about 7% over market value.

We have only considered doing it one time, and it was for a past client who was difficult (he changed his mind daily - one day he wanted to sell, the next day he wanted take his home off of the Market, etc.) Corinne Guest, Managing Broker. Fortunately at his new home, which was not in an area where we lived, he decided on a 'more local' realtor, though he still calls us with questions, and comes to my Open Houses. I totally support your decisions in those two situations, as you know what 'works the best' for you!!
